Background of the Study
Green building certifications are increasingly becoming a key aspect of real estate development globally, reflecting an architectural commitment to sustainability, environmental consciousness, and resource efficiency (Smith & Johnson, 2024). In Nigeria, the growing awareness about climate change and sustainability has prompted real estate developers to incorporate green practices in property development. Green buildings are designed to reduce their environmental impact through the use of sustainable materials, energy-efficient systems, and innovative water conservation techniques (Eze & Daramola, 2023). These properties, often recognized through certifications such as LEED (Leadership in Energy and Environmental Design) and EDGE (Excellence in Design for Greater Efficiencies), are gaining traction in major cities like Lagos and Abuja. However, in Kano State, the adoption of green building practices remains relatively low, despite the global and local push toward sustainability.
The effect of green building certifications on property rental values in Kano State is a critical area of study due to the potential economic implications for property owners, developers, and tenants. Research has shown that green buildings can command higher rental values and attract premium tenants due to their energy efficiency, lower utility costs, and improved indoor air quality (Akintoye & Agboola, 2023). However, the impact of these certifications on property rental values in the northern part of Nigeria, especially in Kano, has not been extensively studied. Kano, being a commercial and cultural hub, is experiencing urban growth and development, but the awareness and impact of green building certifications on rental values remain underexplored.
This study will explore the effect of green building certifications on property rental values in Kano State, providing empirical evidence to guide developers, property owners, and policymakers in making informed decisions about sustainability in the real estate sector.
Statement of the Problem
While green buildings are known to improve sustainability and lower operational costs, the impact of green building certifications on rental values in Kano State has not been adequately addressed. This gap in knowledge is particularly important for developers and property investors who are considering the long-term value of sustainable practices in a market where green buildings are still emerging. The lack of data on the influence of green building certifications on rental prices makes it difficult for stakeholders to make evidence-based decisions regarding investments in sustainable properties.

Scope and Limitations of the Study
This study will focus on properties with green building certifications in Kano State, specifically in the urban areas of Kano city. The study will examine rental values of both residential and commercial properties. The research will be limited to properties certified under recognized green standards such as LEED and EDGE. A limitation of this study is the relatively small number of certified green buildings in Kano, which may restrict the sample size and generalizability of the findings.
